This thesis is to analyse the pressing issue of declining student enrolments in private universities across Malaysia, a subject of considerable concern within the higher education sector. Motivated by the observed consistent downturn in student numbers, this study seeks to unearth the underlying causes of this trend and its wider implications for the educational landscape. The significance of this research lies in its ability to provide a clearer understanding of the factors deterring students from private universities, information crucial for the strategic planning and competitive positioning of these institutions
