Project delays is a critical issue that is challenging and generally face by most construction project. These delay factors can only be avoided by first identifying the factors and their sources. Delays are usually considered potentially hazardous issue within a construction project company. The purpose of this research is to find out the potential factors that may cause delay in construction by focusing on Pavilion Square KL project. The research design is quantitative approach, where the data collection from the project stakeholders using survey questionnaires consist of 3 sections from demographic profile of the respondent, the working experience background and potential factors of delay which were grouped into 5 major categories according to the characteristic of the delay factors – financial constraints, contractual changes, site-related matters and external factors such as natural disaster, weather and regulatory changes, political and economic instability. The questionnaire was distributed using Google Form, consist list of potential delays causing factors which the respondents from all stakeholders in the project were asked to rank each factors according to the 5-point Likert Scale. The data generated were analyzed using the Statistical Program for Social Sciences (SPSS) where the software program commonly used by researchers. The results obtained from the study indicate that the major causes of potential project delays in rank which is financial constraint as the main factors for the delay and least factors contributing to the project delay is external factors such as natural disaster, weather and regulatory changes. The scope of the research shall form basis for academic studies as well as the findings will outline areas that may be use by the industry or the company to foreseen any potential delays in the specified project to minimize delay and capable to take precautionary and mitigate potential risk effectively. |
